Rumson has been a waterfront favorite since the Gilded Age, and this former resort community still attracts the wealthy set. Today, Rumson’s top-performing schools, sprawling emerald lots, proximity to pristine beaches and NYC commuting options, draws year-round dwellers. Rumson is located on a peninsula between the Navesink and Shrewsbury Rivers and is a favorite among boaters and anglers, plus there’s a marina right in town. There are many waterfront Rumson homes with private access to fishing and boating.
I was raised in Rumson for a good part of my life. My family moved from nearby Little Silver, NJ in the 80s. Rumson was – and still is – a very special place to grow up. My siblings and many of my friends still live in the area and have loved raising their own children here. Rumson has the proximity to the beach and NYC, plus Hartshorn Woods for hiking and biking, rivers for boating and watersports and private golf, tennis, and country clubs. Its cute downtown offers delightful shops and restaurants, and of course it is nestled among so many other wonderful Shore communities, expanding the shopping and dining options. Have kids? Victory Park is a popular in-town option, known for its huge playground, little beach and pickleball courts. Plus, it’s next to the family-run favorite, Barnacle Bill’s and just up the street from Crazee’s ice cream, both beloved by locals for decades. Meadow Ridge Park is larger than Victory Park, offering walking trails throughout its 23 acres.
All of this comes with a high price tag, though – the median home price in Rumson is $2.1 million with starter homes on smaller lots away from the water priced under $1 million. Sprawling estates along the Navesink and Shrewsbury Rivers can reach upwards of $8 million. Waterfront properties in Rumson remain highly desirable, though according to the site Risk Factor, Rumson is at major risk for flooding within the next 30 years. 749 Rumson properties are in a severe flood risk zone. Flood insurance is required for some waterfront properties, and many homes lack basements because of the high water table, but people still want the waterfront and they’re willing to take the risk for the enjoyment of living in beautiful Rumson!
